A stunning Victorian extension in Herne Hill

Orchestrate were appointed to provide a ground floor extension, loft conversion and 1st floor “floating” extension in this double fronted untouched Victorian property in Herne Hill.

Retaining Victorian feel

This project contained many original features that the client wanted to retain and the main house was to keep it’s Victorian feel with the extension being a beautiful modern addition to the space.

The original kitchen and 1st floor extension was demolished and the new ground floor kitchen extension was built.

Using the steel structure, the 1st floor extension was “hung” from the steels to create the floating bathroom at 1st floor.

Steels go from the basement floor to the loft ridge within existing lathe and plaster walls with original cornicing on both sides which was nerve raking to install but worth it as the original features have been retained. The existing floor boards were lifted, floors underneath insulated and then the original boards restored and reinstalled.

The large opening over the rear is held up by pencil columns which disappear into the polished concrete floor.

The 1st floor extension is clad using a special timber that does not require paint or oiling to maintain and the cladding goes over the window to give privacy.

The floating extension cladding continues “through” the roof and under the pod to differentiate the pod from the kitchen and adds to the floating illusion.

The underfloor heating and polished concrete combination works perfectly and the use of the polished concrete outside creates an almost seemless transition between inside and outside.

The main house is beautifully original and the loft bedrooms with mezzanines have turned out brilliantly.

This project won the Bathroom FMB national award in 2019.
